They decided to apply the rent to the purchase of the home and after they had an agreement with the seller, they had $20,000 of equity just 12 months later, leaving their down-payment covered.

“Lease-options typically favor the buyer, but they can be complicated and dangerous to those unfamiliar with them,” Munguia warned. “For this reason, they should seek counsel from a broker, and also have a real estate attorney inspect the contract to ensure their financial protection and security.”

Excelling Arizona Schools Named for 2004-2005 School Year

As with many school systems across the United States, Arizona Schools have several measurement and accountability programs in place to improve student scholastic achievement. One accountability program for the Arizona schools is the AZ LEARNS achievement program. AZ LEARNS holds all Arizona schools accountable for the performance of their students and teachers, measuring performance over several years versus a snapshot one-year measurement. The AZ LEARNS evaluation is based upon four established measurements already required by the Arizona schools. They are:

The rumor mills were working overtime Tuesday evening after the expected results for the Florida primary were settled. Rudy Guiliani had built his firewall (the only one) in Florida and last night that went up in smoke. So, Rudy is expected to announce today from California that he is dropping out of the race and endorsing John McCain. Will there be another announcement at noon from New Orleans?

Last night, Giuliani stopped short of announcing he was stepping down, but delivered a valedictory speech that was more farewell than fight-on. Why should he?

The former mayor finished a distant third to the winner, McCain, and close second-place finisher Mitt Romney. Republican officials said Giuliani would endorse McCain on Wednesday in California. The officials spoke on condition of anonymity in advance of the public announcement. But anyone with a small ability to read between the lines got the message. Rudy is toast!

Asked directly whether he was dropping out of the race, Giuliani said only: “I’m going to California.” Republican presidential candidates were scheduled to debate at the Reagan presidential library in Simi Valley on Wednesday night. Did you hear it? :-)

On the otehr side of the isle, John Edwards has cancelled a couple of speeches and instead he is going to New Orleans today to give a speech on poverty. New Orleans? A speech on poverty? Isn’t New Orleans where he kicked off his campaign? And could it be that this is where he ends his campaign? Think maybe?

We need to get this field narrowed down, so we can see what Michael Bloomberg is going to do, and maybe Ron Paul. Bloomberg would be a serious threat. Ron Paul would only get his message out and have a vehicle to spend those millions that people wasted on his candidacy.

In the meantime, we now have a two person race in both parties and we’re headed to Super Tuesday where much will be decided, but not everything. Remember, those Democrats have some 800 Super Delegates who can do just about anything they choose. Ted Kennedy is one of them.
