Rent to Own — First Homebuying Tips
John Harris asked:
Even though this arrangement is often tailored for a buyer-seller type, the lease with option to buy or renting to own all work about the same. How it works is the renter agrees to lease the home for a pre-determined time usually from one to three years. There may be an up-front consideration fee. The seller allows the buyer to lock in a monthly price for the property till it is paid off.
The buyer needs to decide if they are going to say in the area since leasing does cost more than just renting. It’s a good idea to know that this property is the one desired before entering the lease-option agreement.
Buyers will need to pay an option fee which is the upfront consideration fee that makes the contract binding. Once they understand all they need to, they will need to pay it and sign the contract. At the end of the lease, buyers can choose to buy the property. This is called closing.
Timing is everything when it comes to home financing. “Market conditions are a critical factor in finding a lease-option,” said Oscar Munguia, real estate broker and president of Consolidated Financial Group in Simi Valley, Calif.
This type of agreement works well with those who are new to the housing market or have made a job transition. It also is positive for anyone who needs to strengthen their credit or pay off a home over time.
It’s also advisable to get the property inspected before buying it. Have an independent professional home inspector inspect it to find any potential problems the home may have to make sure these will not be an obstacle to a loan. Also, be clear on who is responsible who the repairs as well.
Chris and Sarah Kane of Visalia, Calif. Bought their first home with the lease-option plan. “We found a home we really liked for $221,000 and figured we would just have to rent it,” said Chris Kane. “But as we thought more about it, we knew we didn’t want to spend over $2000 a month on a home with nothing to show for it.”
They decided to apply the rent to the purchase of the home and after they had an agreement with the seller, they had $20,000 of equity just 12 months later, leaving their down-payment covered.
“Lease-options typically favor the buyer, but they can be complicated and dangerous to those unfamiliar with them,” Munguia warned. “For this reason, they should seek counsel from a broker, and also have a real estate attorney inspect the contract to ensure their financial protection and security.”

Westlake Village Inn a Classy L.a. Lodging Alternative
Cary Ordway asked:
Sometimes a getaway to Los Angeles really is meant to be a trip to see Los Angeles attractions, and not necessarily to experience first-hand the grid-lock that now is present almost any time of day on certain L.A. freeways. The solution? Choose a base of operations just a little outside of the city and focus on the attractions in that particular area.
If such popular destinations as Malibu, Santa Monica and the Reagan Library are on your must-see agenda, then we’ve discovered a hidden gem that you can use as your weekend headquarters. The Westlake Village Inn, located about 12 miles north of Malibu, near Highway 101, is a surprising oasis of class and style that is situated right in the middle of a group of suburban communities little more than a half hour’s drive northwest of Los Angeles.
The surprising part is not that it’s upscale

Camarillo Car Accident Lawyer’s Top Ten Charges You Least Want to See on Your Ambulance Bill After a Car Accident
R. Sebastian Gibson asked:
1. Gas.
2. Oil.
3. Fast food.
4. Mileage.
5. Paramedic training.
6. Overtime.
7. Telephone.
8. Parking.
9. Battery usage.
10. Incidentals.
Here are ten useful tips of advice from a car accident lawyer to follow if you have been in an accident. You can also learn more about how to handle a car accident in Camarillo, or any city, by calling the Law Offices of R. Sebastian Gibson at any of the numbers which can be found on our website at http://www.SebastianGibsonLaw.com and learning how we can assist you.
Obviously, if you have had an accident, and you are reading all of this advice, it’s probably been at least a few days since the accident. However, if it’s only been a few hours or if you ever have another accident, here’s what you should do the next time from the start.
First, take a look around and determine if you or anyone, are hurt. If so, taking steps like trying to prevent further injury or loss of blood are the most important thing you can do. Even if some other driver caused you to be injured, it’s just good manners to help the other driver if they are hurt. They may even be so thankful that they admit their fault to you. The worst thing you can do is get angry or start a fight.
Second, make sure everyone is safe from being injured further. If you are in the middle of traffic, and you are dizzy, sit down away from traffic. If your vehicle is a traffic hazard and you have accident warning devices like flares or triangles, put them out on the road to warn other drivers and get away from the car. Let the police an other emergency personnel investigate the scene with the vehicles in place and move them more safely at a later point.
Third, call the police. Accident reports are extremely helpful if the police will do such a report. Let the police know you are injured immediately. Answer the police questions honestly. But if you are dazed or confused, let them know you need medical treatment and answer only what you feel sure about. Remember, your statements can and will be used against you if you admit fault, and it will be too late and too fishy to later say you didn’t know what you were saying at the scene. Police know that your best recollection is immediately after an accident.
Fourth, get the other driver’s information including their names, addresses, driver’s license numbers, make and model of their vehicles, license plate numbers, and their insurance company name and policy number. If there are witnesses, get their names, addresses and telephone numbers as well. If the other driver makes any admissions of fault, write those down as well.
Fifth, if you have a camera on your cell phone or in the car and you aren’t too injured, take some photos of the vehicles and the scene. If you can’t do it right away, do it after you are released from the hospital.
Sixth, if you are hurt, obtain medical treatment. Don’t decline the ambulance or hospital examination to save your insurance company money or to be stoic. Take your valuables out of your car if you can and get checked out at the hospital. If you are not hurt, don’t get treatment you don’t need. However, remember, after an accident, you may feel a rush of adrenaline that causes you to only start feeling symptoms of pain a few hours later. If you have a health plan that requires you to obtain permission first, call them and find out where you are allowed to seek treatment.
Seventh, call a good car accident lawyer as soon as you have had your initial treatment, so the attorney can gather other important evidence and prevent the insurance company from taking advantage of you and obtaining such things as recorded statements that you feel fine, when many of your symptoms have yet to manifest themselves. A good car accident lawyer can save you from making a great deal of mistakes and can shoulder much of the hassle of knowing what to do about car repairs, car rentals, medical treatment, witness statements and the like. If you think you will save money by not having an attorney, think again. A good car accident lawyer can almost always obtain much higher settlements, obtain reductions of medical bills and insurance liens and prevent you from making costly mistakes. Also, most car accident attorneys advance costs of obtaining police reports, medical records and the like and are paid and reimbursed for these costs only out of any settlement.
Eight, you will need to report the accident to your insurance company, but since they will want to take a recorded statement from you, just like any other driver’s insurance company, it’s good advice to retain an attorney first. And if the other driver did not have insurance, remember that it is your own insurance company that will be your adversary. You will also need to report the accident to the Department of Motor Vehicles and your lawyer can give you the form for this.
Ninth, do not agree to settle your claim privately with the person at fault for the accident. This almost never works out to your advantage. Don’t agree not to call the police. Police reports that determine the fault for an accident are golden. Your agreement to not involve the police only affords an opportunity for the other driver to change his story and blame you when the police will no longer investigate the accident.
Tenth, don’t pay a traffic ticket without a fight if you weren’t at fault or agree to accept a small payment for your vehicle repairs without knowing that the amount will in fact cover the cost of all the repairs.

Now here are ten useful tips of advice from a car accident lawyer to follow if you have been in an accident. You can also learn more about how to handle a car accident in Westlake Village, or any city, by calling the Law Offices of R.

Excelling Arizona Schools Named for 2004-2005 School Year
Patricia Hawke asked:
As with many school systems across the United States, Arizona Schools have several measurement and accountability programs in place to improve student scholastic achievement. One accountability program for the Arizona schools is the AZ LEARNS achievement program. AZ LEARNS holds all Arizona schools accountable for the performance of their students and teachers, measuring performance over several years versus a snapshot one-year measurement. The AZ LEARNS evaluation is based upon four established measurements already required by the Arizona schools. They are:
• AIMS Scores — Measures reading, language arts and mathematics for elementary schools; and reading, writing and mathematics for high schools.
• MAP — Measure of Academic Progress for schools, where students scores for AIMS and SATs are compared to the state average.
• Graduation/Dropout Rates — Used for the high schools.
• AYP — Adequate Yearly Progress measures student proficiency in the state’s academic standards of reading and mathematics over time.
The AZ LEARNS program for the Arizona schools categorizes schools on a graded scale as either:
• Failing to meet academic standards,
• Underperforming,
• Performing,
• Highly Performing, or
• Excelling.

Goodbye Rudy And?
Ernie Fitzpatrick asked:
The rumor mills were working overtime Tuesday evening after the expected results for the Florida primary were settled. Rudy Guiliani had built his firewall (the only one) in Florida and last night that went up in smoke. So, Rudy is expected to announce today from California that he is dropping out of the race and endorsing John McCain. Will there be another announcement at noon from New Orleans?
Last night, Giuliani stopped short of announcing he was stepping down, but delivered a valedictory speech that was more farewell than fight-on. Why should he?
The former mayor finished a distant third to the winner, McCain, and close second-place finisher Mitt Romney. Republican officials said Giuliani would endorse McCain on Wednesday in California. The officials spoke on condition of anonymity in advance of the public announcement. But anyone with a small ability to read between the lines got the message. Rudy is toast!
Asked directly whether he was dropping out of the race, Giuliani said only: “I’m going to California.” Republican presidential candidates were scheduled to debate at the Reagan presidential library in Simi Valley on Wednesday night. Did you hear it?
On the otehr side of the isle, John Edwards has cancelled a couple of speeches and instead he is going to New Orleans today to give a speech on poverty. New Orleans? A speech on poverty? Isn’t New Orleans where he kicked off his campaign? And could it be that this is where he ends his campaign? Think maybe?
We need to get this field narrowed down, so we can see what Michael Bloomberg is going to do, and maybe Ron Paul. Bloomberg would be a serious threat. Ron Paul would only get his message out and have a vehicle to spend those millions that people wasted on his candidacy.
In the meantime, we now have a two person race in both parties and we’re headed to Super Tuesday where much will be decided, but not everything. Remember, those Democrats have some 800 Super Delegates who can do just about anything they choose. Ted Kennedy is one of them.

You can also learn more about how to handle a motorcycle accident in Camarillo, or any city, by calling the Law Offices of R.
Seventh, call a good motorcycle accident lawyer as soon as you have had your initial treatment, so the attorney can gather other important evidence and prevent the insurance company from taking advantage of you and obtaining such things as recorded statements that you feel fine, when many of your symptoms have yet to manifest themselves. A good motorcycle accident lawyer can save you from making a great deal of mistakes and can shoulder much of the hassle of knowing what to do about car repairs, car rentals, medical treatment, witness statements and the like. If you think you will save money by not having an attorney, think again. A good motorcycle accident lawyer can almost always obtain much higher settlements, obtain reductions of medical bills and insurance liens and prevent you from making costly mistakes. Also, most motorcycle accident attorneys advance costs of obtaining police reports, medical records and the like and are paid and reimbursed for these costs only out of any settlement.

However, remember, after an accident, you may feel a rush of adrenaline that causes you to only start feeling symptoms of pain a few hours later. If you have a health plan that requires you to obtain permission first, call them and find out where you are allowed to seek treatment.
Seventh, call a good pedestrian accident lawyer as soon as you have had your initial treatment, so the attorney can gather other important evidence and prevent the insurance company from taking advantage of you and obtaining such things as recorded statements that you feel fine, when many of your symptoms have yet to manifest themselves. A good pedestrian accident lawyer can save you from making a great deal of mistakes and can shoulder much of the hassle of knowing what to do about car repairs, car rentals, medical treatment, witness statements and the like. If you think you will save money by not having an attorney, think again. A good pedestrian accident lawyer can almost always obtain much higher settlements, obtain reductions of medical bills and insurance liens and prevent you from making costly mistakes. Also, most pedestrian accident attorneys advance costs of obtaining police reports, medical records and the like and are paid and reimbursed for these costs only out of any settlement.
